Housing in Final Fantasy XIV has had some issues since its initiation and thankfully its Endwalker expansion will bring some changes to it. Soon there will be over a thousand new plots per server and new features that will help curb abuse of the system. As of right now, unless players are lucky or filthy rich, it can be difficult to race to an un-owned home quickly enough to purchase it, but the recently released FFXIV 6.0 preliminary patch notes detail housing changes.

FFXIV’s housing wards are a cool concept, as each home has a specific address in its own little neighborhood. Unfortunately, the fact that the neighborhoods have limited plots puts a cap on just how many homes are available to players. Considering that there are millions of players registered, FFXIV never has enough housing plots to go around. At the very least, players can more easily get an apartment space to themselves, but an entire home is a different ordeal entirely.

FFXIV: Shadowbringers developed Ishgard’s Firmament in preparation for a new housing district to be added in Endwalker: Empyreum. As long as players have completed Litany of Peace in the main scenario quests, they will be able to tour this fifth district when the expansion releases. Plots won’t be available for purchase until the expansion’s first major patch, 6.1, but everyone can take a look at the new neighborhoods ahead of time in 6.0, according to the preliminary patch notes. The changes to the housing system will be coming along with this patch as well, although the development team hasn’t worked out the final details yet.

FFXIV: Endwalker’s Empyreum will add 24 wards and 24 subdivisions to Ishgard, adding up to 1,440 new plots for free companies and individual players per server. There are several changes that will arrive with Empyreum, such as the removal of the land devaluation timer and the addition of the lottery system. The developers haven’t decided if every ward will use the lottery system, or if some will remain first-come, first-served.

For neighborhoods using the lottery system, players can check the sign on each plot of land to see how many individuals have entered the lottery for that address. To enter the lottery, the full price of the plot must be deposited. FFXIV’s home prices range from around 3 million to 50 million gil. Only one entry is allowed at a time and players cannot withdraw their deposit until the lottery has ended. All Worlds will share the same lottery schedule, with the lottery period and land acquisition period lasting several days each.

Players don’t need to worry about a fee for entering, at least; if they lose the lottery and the opportunity to buy the plot, they can retrieve all of their funds within a specific time window. If players win, they have a limited amount of time to return to the placard and purchase the plot. There is a 50% penalty if players win and do not claim the plot, so individuals must be absolutely certain of their decision to enter the lottery unless they want to lose millions of gil.

FFXIV players work hard for their gil, and those who have saved up for a home may still not be able to get one in Endwalker, as it’s all just up to chance. Housing is a big, detailed feature of the game, and a lot of people want the opportunity to design their own home, especially since they’re paying a subscription fee to play in the first place. New furniture and features are always being added, but such a small percentage of folks who play are able to have the full experience. Some players have been waiting literal years for their own home in FFXIV, or have just given up entirely.

Still, having this housing lottery system in place in FFXIV: Endwalker is much better than dealing with a flood of players bursting onto a server after maintenance to try to rapidly click a sign before someone else. The best situation would be to add to the supply of homes since the demand is so high. Finding a Final Fantasy XIV apartment instead is an option for now, but the development team intends to add more plots in the future. The lottery system at least gives a fair method to obtain what will be available.

Free Companies were a common method of abuse for players to purchase land and resell it at obscene prices. Now, an FC must be Rank Six and have at least four members to participate in the lottery. New FC members will no longer be able to receive leader status, but it’s not certain just how long the “new” status lasts. At the very least, it won’t be as convenient for players to scalp a house with a Free Company attached to it. New FFXIV players should prepare to level up, as individual characters must be level 50 and have a rank of Second Lieutenant or higher in their Grand Company to enter the lottery. Players who already own a home in FFXIV will also have to participate, so there is no longer an advantage of having a home to relocate from.

Apartments in FFXIV have been a nice alternative for players unable to purchase a home. It depends on the server and ward, but it’s usually possible to find an apartment space to purchase, and the addition of more is always welcome. When Endwalker’s 6.1 patch arrives, players will be able to look around Empyreum and perhaps see what its apartment complex looks like.

These complexes offer single-room abodes to decorate with exclusively indoor furniture; outdoor furniture is only available for full homes. They also have the benefit of not having a demolition timer. As of right now, inactive players in FFXIV may have their home demolished and put up for sale by the server again if they’re gone too long. This doesn’t seem to be changing in Endwalker, as it’s necessary to return unused homes to the high-demand market.

FFXIV: Endwalker looks like it will offer another nice alternative to housing for players: the Island Sanctuary. This zone seems like it will be instanced to each player, so they have their own unique land to decorate and cultivate. The Island Sanctuary won’t be available right at release but is described in the 6.0 preliminary patch notes and elsewhere as having several features that are still limited to houses.

FFXIV: Endwalker’s Island Sanctuary Could Possibly Replace Housing

Island Sanctuaries in Endwalker were described as a blank canvas where players can place buildings, gather materials, tend to crops, and have their minion friends freely roam. Caring for animals could mean that players can raise their Final Fantasy XIV Chocobo in the Island Sanctuary, a feature currently only attached to homes and apartments. Players can also grow potted plants in pots in an apartment, but can’t have an outdoor garden like a home can, so perhaps they can raise crops there. Whatever the Island Sanctuary will bring in Endwalker, it will be a nice addition to the social and customization aspects of FFXIV.

All of the details surrounding FFXIV: Endwalker’s homes and cozy farmland haven’t been revealed yet, but all of these changes sound mostly positive. Island Sanctuaries have the possibility to supplement or even serve as a replacement for housing. Players may have to steel themselves for disappointment if they plan to enter a housing lottery, though it is a reasonable trade-off for a fair chance at getting a home.
